ATTOM Expands AI Rental Valuation Tool to Cover 100M U.S. Homes
ATTOM's upgraded rental AVM now covers nearly 100 million U.S. properties, expanding reach by 40% with a 5.9% median error rate.
ATTOM, an Irvine, California-based property data and analytics firm, announced an upgrade to its rental automated valuation model that extends coverage to nearly 100 million U.S. homes, the company said Monday. The enhanced tool represents roughly a 40% expansion over the previous version's reach.
The upgraded model achieves a 5.9% median error rate on homes not currently listed for rent, according to the company. That figure is a standard industry benchmark for gauging how closely an AVM's estimated rental value aligns with actual market rates on unlisted properties, making accuracy on that segment particularly significant for investors and lenders.

The expansion comes as demand for reliable rental valuation data has intensified across the real estate industry. Investors, property managers, and financial institutions increasingly rely on AVM tools to price rental assets, underwrite loans, and assess portfolio performance without the cost or time required for individual appraisals.
ATTOM positioned the enhancement as driven by artificial intelligence, adding analytical horsepower to a dataset the company says is among the most comprehensive in the U.S. residential property market. Broader AVM coverage and tighter error margins can translate directly into more confident underwriting decisions across a housing market that remains in flux.
